CHALLENGE

The CRESS Group of Coldwell Banker Commercial Sun Coast Partners was engaged to fill one of the largest and premier vacant industrial buildings in the SE NC market. The facility was vacated in 2010 by Del Laboratories and originally constructed in 1990 by Exide Electronics and expanded in 1995.

The industrial commercial real estate market in SE NC took one of the hardest hits in the state during the most recent recession.

This facility was designed and constructed as a single-tenant building and was not feasible to subdivide and configure for multiple occupants. This limited the pool of prospective users.


ACTIONS

The CRESS Group utilized a responsive, agile team approach along with the resources of the national brand, Coldwell Banker Commercial. Through a comprehensive marketing campaign and experienced, tactful negotiations a successful deal was negotiated with an expanding local manufacturing company.


RESULTS

The CRESS Group of Coldwell Banker Commercial Sun Coast Partners rose to the challenge and succeeded in their goal. A qualified buyer/tenant was found and negotiated a lease with option to purchase. This transaction provided the win-win scenario for both the owner/landlord and the buyer/tenant that The CRESS Group strives for on every deal.
